Should I buy a house before FIRE?

A home can speed FIRE up or slow it down. It depends on price, rent and EMI.

2โ€“3%

typical Indian metro rental yield, which is why renting often wins on pure maths

The case for buying

  • โ—No rent in retirement โ†’ a smaller FIRE number.
  • โ—Stability, and a home you can't be asked to leave.
  • โ—Forced savings for people who wouldn't otherwise invest.

The case for renting

  • โ—Metro rents are often only 2โ€“3% of the home's value a year, far less than EMI.
  • โ—The down payment stays invested and compounding.
  • โ—Flexibility to move cities, or even countries.

How to decide

Compare freedom ages for both paths with your real numbers: home price, down payment, loan rate, rent and how fast each grows. Then decide how much the non-financial benefits are worth to you.
